Short Sale Representation

Our firm represents both sellers and buyers in Florida short sale transactions. For sellers, we assist in preparing and negotiating the short sale package, communicating with lenders, and working to obtain approval on favorable terms. A critical part of our role is reviewing lender approval letters to determine whether any deficiency balance remains and negotiating for a full release of liability whenever possible.

For buyers, we review contracts, monitor approval timelines, and ensure that the terms of the short sale approval align with the purchase agreement. Short sales often involve delays and last-minute changes, making legal oversight essential to avoid unexpected obligations or risks at closing.

We also coordinate with title companies, real estate agents, and lenders to ensure that all liens are properly addressed and that the closing process proceeds smoothly. Our experience allows us to identify potential issues early—such as junior liens, HOA claims, or tax implications—and proactively resolve them.
